What We Do

We are a social justice real estate company dedicated to making lifetime homeownership attainable for lower-income workers. Our innovative approach begins with cooperative land-use and smart, sustainable designs. Instead of relying on credit scores and background checks, we qualify individuals based on income. We offer alternatives to large down payments, implement financial backstops and safety nets, and bundle essentials—such as utilities and property taxes—into streamlined co-op-style maintenance fees.

We aim to lead a movement that not only ends homelessness but also fosters vibrant, inclusive communities. By making homeownership a reality for all, we strive to create a lasting legacy of security, dignity, and hope for future generations.

Why We Do It

HomeWorks Homes recognizes that the world faces a variety of complex problems, each requiring tailored solutions. We view housing instability as fundamentally an economic challenge—and we are confident that we have developed an effective economic solution to address it.

How Did We Get Here

Housing instability is a critical issue in society today. Without a viable economic solution, HomeWorks Homes believes this challenge will persist. Several key factors contribute to the ongoing problem of housing instability, including:

  1. The Loss of Pensions
    The decline of pensions has left many working-class elders without the financial stability needed to remain sheltered once they can no longer work. For these individuals, owning their homes by retirement would make surviving on Social Security—while still challenging—at least feasible.

  2. The Growing Household Wealth Gap
    Over the last 60 years, homeownership—whether through paying a mortgage or rent—has been the primary driver of the expanding household wealth gap. By making homeownership universally accessible, HomeWorks Homes aims to break the cycle of intergenerational poverty within a single lifetime. Every person we help become a homeowner not only builds personal stability but also frees up resources to assist others through shelters, transitional housing, below-market homes, and rental assistance programs.

At HomeWorks Homes, we prove that housing instability is a solvable problem. However, scaling this solution will require the introduction of a fair, credit-independent mortgage instrument that any working individual can qualify for. Until that happens, our approach includes built-in financing for those unable to pay upfront. Once such a system is widely available, we envision an ultra-affordable housing boom, with builders catering to this massive, currently underserved market.
